What is a DSCR Loan? (Plain English)
If you're new to investing, "DSCR" might sound intimidating — but it's actually a simple concept. DSCR stands for Debt Service Coverage Ratio. It's just a way of asking: "Does this property's rent cover the mortgage payment?"
Here's the formula:
Monthly Rent ÷ Monthly Mortgage Payment = Your DSCR
Example: If your property rents for $1,800/month and the mortgage payment is $1,500/month, your DSCR is 1.2 — which means the rent covers the mortgage with room to spare. That's a qualifying deal.
Why does this matter to you? Unlike a traditional bank loan, a DSCR loan doesn't care about your personal income, your W-2, or your tax returns. If the property itself generates enough rent to cover the loan, you can qualify — even if you're self-employed, between jobs, or already own multiple properties.
