Why the 70% Rule?

When you refinance a property, lenders typically finance up to 75% of the appraised value. The 70% rule gives you a 5% cushion for closing costs, holding costs, and unexpected expenses. This ensures you aren't overpaying for the property and that you can refinance out of your purchase loan cleanly.
